Business Occupancy Inspections

Enforcement

Borough Ordinance requires that a Certificate of Inspection by obtained from the Department of Buildings & Housing PRIOR to occupancy of any space used for the purpose of business activities.

No premises or portion of premises of a commercial or industrial property, whether in a commercial or industrial zone or in a different zone by reason of a nonconforming use, shall be relet, rerented or sold and thereafter occupied by a new tenant or owner without the appropriate application for and issuance of a business certificate of occupancy.

Responsibility

The owner or owners of all commercial and industrial premises shall be responsible, in addition to the perspective tenant, for notification to the Construction Official of the pendency of any new tenancy or ownership.

Application for Certificate of Inspection

The process of scheduling your Inspection and obtaining your Certificate of Inspection, is as follows:

  1. Complete an Application for Business Certificate of Inspection and Email it to the Fire Prevention Secretary
  2. Schedule your inspection by calling the Fire Prevention Secretary at 732-872-1224, ext. 204.
  3. Provide access to the property to be inspected. 

Business Occupancy Inspections and What to Expect

Inspections are conducted by licensed/certified building/fire inspectors to the standards adopted by the Borough of Highlands. Business Certificate of Occupancy Inspections are conducted in coordination between inspectors from the Department of Buildings & Housing and the Fire Prevention Division.

Fees

  • First inspection by Department of Building & Inspections: $225
  • Any subcode reinspection: $50.
